Also, please  have your sprinklers blown out and winterized to ensure that when we turn irrigation back on we don't have any homeowner issues.

- The irrigation pumps will be turned on April 18th. Please make sure your valve is closed.
- The average last freeze in Fruita is around May 5th, you may want to delay using your
sprinklers until after the last freeze. Check the local forecast.
- Weeds are popping up everywhere already. The HOA and the City of Fruita require all
properties to be free of weeds, feral bushes and trees. This includes rock beds,
sidewalks, driveways and property in front of, to the side of and behind the property.
- Trash pick-up is Thursday mornings. Trash cans should not be put out prior to
Wednesday evening and should not remain out after Thursday evening. Violations are
subject to warnings and possible fines.
- All trash and trash cans must be concealed in your garage or behind your fence. NOT in
front of your house/fence. Violations are subject to warnings and possible fines
- NO trailers can be stored on the street or in front of your house. ALL trailers must be
garaged or hidden from view behind your fence. Violations are subject to warnings and
possible fines.
- NO other personal items should be stored in front of your home, including; gas cans,
auto parts, mowers, ATV’s, etc.

The Headgate will be shut down Saturday afternoon 11-5-22.  We will be blowing out and shutting down the irrigation system on 11-9-22, please make sure that your valves are closed.  We had to try this 3 times last year due to owners valves being open.

There is concrete work being done to replace several large sections of sidewalk.  The HOA was asked to shut the water off during this period so that the water won't ruin or allow the concrete to set properly.  With that, the irrigation water will be off until Saturday.  Thank you for your understanding.

Glen lateral #490 will have a planed outage 7/27 & possibility 7/2.  the planned outage may be isolated to sunflower, woodland & pinewood est. including holly park west.  if a lateral valve is found to be nonfunctional the afore mentioned and monument glen 1 &2.will experience & outage.  if additional valves fail the entire system will be shut down until repairs are made.

The irrigation system is running but struggling with pressure issues.  Last night we had the headgate cleaned out and also cleaned out the main line filters.  We have a BOD meeting scheduled for 6.2.22 at 6pm to present some options for replacement.  We will also be discussing dividing the neighborhood up for watering dates to see if we can help with the pressure issues.  Thank you!

Hello,
As you know we have been wrestling with getting the irrigation system up and running for a while now.  Here are the latest updates: both the 5 and 2 HP pumps have recently had all their seals and bearings re-done.  Monroe had a two-week waitlist, so we went with another vendor to get it done quicker.  The pumps have been installed.  The 2HP is working as it should.  The 5HP pump is working but not ramping up in auto mode as it should to create the pressure needed to work correctly.  Last test only produced 25psi, when ideally the system needs 50-55psi to work correctly.  Our landscaping vendor believes that this issue is being caused by a transducer that needs to be replaced.  The aging system and controller is very difficult to find replacement parts for.  We are working with vendors to get a quote for a new system. The short-term goal is get the current system up and running so the BOD can look into and evaluate replacement options.  Our vendor and the BOD have been working on this issue everyday now for over two weeks.  We are putting in a lot of time and this has been quite costly for the HOA.  We are close to an end point and should hopefully be up and running again here soon.  We appreciate your patience.

Hello,
Some updates on the irrigation: Last Friday it was found and determined that the bearings and seals on the pumps for the irrigation were failing and need to be replaced.  Our irrigation contractor pulled the pumps and has them out for repair.  We hope to get them back and installed here soon.  In the meantime, a loaner 5 HP single stage pump has been supplied as a temporary fix.  For now, the system is up and running, but with very low water pressure.  We ask that you limit your watering to use of a hose and watering by hand only so we can maintain enough pressure for all owners to be able to water.  Upon review of the system, it was found that
our controller system is very old and not upgradable. It is recommend replacing what we've got with either two five horsepower variable speed pumps with two new motor controllers, or one 10 horsepower variable speed pump with one new motor controller. Either option is not cheap, this would alleviate a lot of our problems with water pressure. We have a vendor working up a quote and once we get it, we can put together a board meeting to discuss and present. Thank you for your continued patience.  Have a great day!

When we went to turn on the irrigation last night it was discovered that some unknown person who is not authorized to operate our pump house and irrigation, did so by turning on the pumps with the valves being closed. The pump house and valves were shut off and closed for a reason because there have been a couple of water breaks in neighbors yards that needed to be repaired. This will end up in the HOA spending an unknown sum of our funds to replace several blown seals both inside the pump house and outside of the pump house. If any neighbors have questions concerning the irrigation they should contact me to find out information.  Now the irrigation will continue to be down until the repairs can be made.  We will keep you updated on the status for turning it back on.  Thank you.
