All,
Just checked with Redlands Water and Power…our water is scheduled to be shut off October 16th (Monday).
Thanks for your patience and help this last season! Except for one major break along the parkway, we’ve been fortunate and had a good year.
We will be pulling the pumps later this month for inspection. What we find will determine what our next step(s) will be.
If your neighbor hasn’t registered their email with us, please pass this information on.
Thank you very much!

Hello again all,
We will again test the pump this coming Saturday (4-15-23) to make sure everything is working properly before we receive water from the canal on Monday (4-17-23).
Please make sure your main valve is shut. Also, please report as soon as possible if you witness any breaks in your irrigation lines.
Thanks again!

NOTICE
April 6, 2023
Greetings from the Board of the Bluffs West Home Owners Association!
This note is primarily for Homeowners living adjacent to the Greenbelt/Open space adjacent to and upstream from the irrigation pond.
In mid to late April into May 2023 the Mesa County Sheriff’s office Wildland Fire Crew will be performing fuels reduction in the Greenbelt upstream from the Irrigation Pond. This effort is to minimize fuel density and remove heavier and ladder fuels from the area to minimize the intensity and spread of potential wildfires in the Greenbelt. In addition, invasive species will be removed and stumps treated to inhibit regrowth.
This is the first phase of a multi-year project to reduce fuels and wildfire hazard in the open spaces of the Bluffs West HOA. The HOA is participating in this process under a Bureau of Land Management Fuels-Reduction Grant Program.
You may be contacted by Sheriff Department staff about aspects of the fuel removal adjacent to your property. Finally, if you have any questions about this project, please call Paul von Guerard at 970-201-8141
Thanks for your cooperation!Hello all!
Just a reminder to CLOSE your “Main Valves” before the water is released in the canal on 4-17-2023. We are going to do a pressure test on the system before this occurs.
Thanks for your cooperation!
Doug

Dear Bluffs West email group,
We have experienced two issues affecting the main line over the past 24 hours. Due to repairs yet to be completed, the water will be off until approximately 5 pm tomorrow. I will be in communication with the owner doing his repair and will power the system up tomorrow evening if the repair was successful. If not, we will try to isolate delivery to that portion of the neighborhood. It is an inexact system.
It was discovered that the timers needed to be reset and the daytime clock was not reading the correct day and time. They were set correctly this evening and triple checked for the following schedule:
M-F On: 5am to Off 10am and then On 5pm to Off 10pm
Sat-Sun On: 5am to Off 10pm
Please do not make any repairs on the main line or your main valve without contacting me first. For your safety, we must make sure that the main line is not under pressure. Our mainline pump can feed our system with a volume of more than 300 gallons per minute. That will fill your standard bathtub over 7 times in one minute at the pumphouse. Our timing system is usually reliable but to be sure you can make a safe repair, the system should be turned off manually.
Please note my cell number is 970-261-9435. A text is best during business hours.
Some of you may still have my disconnected landline in your phones.
Doug
